A useful roofing budget starts with the work the roof needs. A small flashing repair, opening wet decking and replacing an entire covering are different projects, even if each started with one indoor stain.

For a replacement, use measured roof area and a complete installed scope. Living area, the shingle price at a store or a national average cannot stand in for the property-specific proposal.

Put the budget numbers in their proper scope

The roof area is not the living area

Two floors of living space can sit beneath one roof footprint. A garage or porch may add roof surface without adding living area. Pitch increases the actual sloping surface over the ground footprint, and hips, valleys and cut edges affect material use.

There is no need to climb up or calculate this before an inspection. The roof needs measurement as part of a project proposal. If you already have a reliable measurement, keep clear whether it describes roof surface, footprint or floor area. A roofing square is 100 square feet of roof area.

Compare materials on the same job

Keep removal, wood repairs, edges and other necessary work in view while considering a material upgrade.

Conventional asphalt shingles

The selected product and accessories affect price, but much of the project still comes from access, removal, installation and roof details. A less expensive shingle does not remove those costs.

Standing seam metal

Panels, clips, seaming, custom trim and complex penetrations can raise the initial installed budget. The proposal should describe the actual system, not just a generic metal allowance.

Commercial membrane or coating

Insulation condition, attachment, cover board, drainage and occupied-building work can dominate the comparison. A coating price is meaningful only for a roof suitable to retain.

How much should a 1,200-square-foot roof cost?

First establish whether 1,200 square feet means actual roof surface or floor area. Even with a measured roof area, the material, tear-off, flashings and damaged wood can change the price. A small roof can still have difficult access or substantial detail work.
